Energy analyis by NYSERDA and Steven Winter Associates identified efficiency measures that, if implemented, would make the building 40% more efficient than the (1991) Energy Code required, save $109,000/year (1997 cost), had a simple payback of 5.4 years (even with NYPA prices and carrying a share of the cost for earthquake proofing!), and a peak load reduction of 56%, all at a first cost increase of less than 1%.
